Base durations are typical Maharashtra ranges. The buffer is the honest bit - projects with a 0% buffer are the ones that overrun.

What this calculator assumes

Builders typically present a single, optimistic construction timeline and leave out every stage that happens before the first foundation is poured, feasibility, PMC appointment, builder selection, the development agreement, and approvals can together take as long as construction itself, and rarely appear in a builder's pitch deck at all.

This planner lays out all eight stages of a typical redevelopment, from feasibility and committee buy-in through to OC, possession and conveyance, using base durations drawn from how Mumbai and Thane-area projects typically unfold. You can adjust any stage to reflect your own building's circumstances.

The total this produces is the number that should anchor your rent compensation negotiations, since every month of delay is a month of rent the builder owes you. Pair it with the Rent Compensation Estimator to see the real cost of an optimistic timeline slipping.
