What this calculator assumes

Rent compensation during redevelopment is meant to cover the actual cost of temporary housing for your family, of a similar size and in a similar area to your current flat, for as long as construction takes. Builders often pitch a flat monthly figure with no escalation, which quietly loses value over a three to five year construction period as market rents rise.

This tool starts from your current carpet area and a market rent rate you set, then applies a yearly step-up (most development agreements include 5 to 10%) to project the realistic total over the full timeline, not just the first year's number.

It does not account for brokerage, deposit, or moving costs, which are usually negotiated as separate one-time payments. Use it alongside the Timeline Planner to see how a longer construction period changes the total rent a builder is really committing to.
